media.living.net released the May statistics from the Florida Association of Realtors and things are both up and down, which is our "normal" right now. National trends are still showing sales up, pricing down. It seems things are slowly stabilizing but, again, only time will tell. Here's the data:
Ft. Walton Beach/Destin area: We started the year with 118 single family home sales, May comes in at 236. One year ago, sales were at 222. Median price for May 2009 is $197,600, a 14% drop from last May. Condo sales have gone from 25 in January to 82 as compared to 86 one year ago this month. Again, prices from May '08 to May '09 dropped 37%.
Pensacola area: January began with 162 units sold, we are now sitting at 300 family housing units sold. Prices are sitting at $151,400, down about 10% from May last year. Condo sales were at 11 in January and are now at 45 units. Surprisingly, this month as compared to last year at this time, the prices are up 16%.
Moral of the story...things are changing, prices are astonishing in some areas, but signs of further stabilization will hopefully continue throughout our area.
