Prices Down, Sales Up

The positive trend continues in single family and condo sales in Florida. Statewide single family home sales are up 16% and prices down 29% from June 2008. Condo sales reflect 21% sales increase on 38% lower prices compared to one year ago.

I'll make it short and sweet folks. Ft. Walton beach existing home sales in units 271, up from last year and last month. We started the year at 118 units sold. Median price as of June is $193,400. Condo sales, same area, started '09 at 25 & currently selling at 77 units per month, prices down 40% from one year ago.

Pensacola MSA shows similar activity. Existing home sales have gone from 162 in January to 362 in June, median price of $151,400 down merely 10% from last year. Condo sales 63 vs. 11 in January, June median price $148,500 down 7% from June '08.

These prices aren't going to last forever, better get 'em while you can.

July highlights

Dare I say it? The market has picked up. Realtors are busier and offers are coming in. Good news, even better when the backlog has caught up. Still, positive signs are welcome & our market, if not increasing in value, does seem to be stabilizing in inventory. More data will be coming in the next week when monthly housing stats are released.

If you haven't visited here yet, you just missed a great two weeks on our beautiful emerald coast. Between the Blue Angels show and the myriad of fireworks displays, business was brisk and tourism on our white beaches is up, up, up. Can't complain about our visitors when they bring welcome, smiling faces and open pocketbooks to our shores! Investor properties have been full and the hotel rooms scarce.
